Bradley Lake Property Line Delineation and Easement

Authorization of up to $1,500 for professional surveying to delineate property lines and access on town-owned Bradley Lake property affecting abutters.

Overview

The Bradley Lake boundary issue centers on a town parcel where an abutter's structures encroach on town land. Discussions progressed from option review by the Select Board to easement exploration by the Conservation Commission and authorization of up to $1,500 for surveying.

Background

The Bradley Lake property line issue involves a town-owned parcel situated between lots owned by the Sirard family, where an abutter's house and well are located on town land.

At the April 26, 2026 Select Board work session, the board reviewed three options for resolving the boundary problems: do nothing, pursue a lot line adjustment, or grant an easement, with the easement approach identified as preferred.

On May 13, 2026 the Conservation Commission discussed the Select Board's preference for an easement over a line adjustment, noting that an easement would permit unilateral town action, cover use of the well, driveway and house, and transfer with any sale, while also listing concerns over septic location, demarcation, legal costs and deed permissions.

The Commission voted to explore the easement approach with the Select Board and to attend the Board's May 21 meeting.

At the June 4, 2026 Select Board meeting, members reported that Town Counsel had reviewed the proposed easement favorably but required additional information, leaving the item under ongoing consultation with the Conservation Commission.

On July 8, 2026 the Conservation Commission discussed hiring Daylight Engineering and Surveying to delineate property and access lines, raised liability and abutter participation concerns, and approved an expenditure of up to $1,500 for the survey while recording a conversation for Town Counsel on the feasibility and cost of deeded access.
