X thread
Recent changes to Falmouth’s zoning bylaws are being called a "game changer" by the ZBA—but the public isn't getting the full picture. Here is what happened at the August 6th meeting. 🧵 #MeetingWatch #FalmouthMA
The board spent time discussing how July 9th changes to variance criteria might lead to more buildable lots and increased litigation. This significant discussion was not on the meeting agenda, meaning residents had no prior notice to prepare or attend. 🚨
The board admitted they need a workshop with the Town Council to navigate these new rules. When fundamental rules governing our neighborhoods change, the public should be informed well before these "game changer" discussions happen behind closed doors.
Accountability matters. If major shifts in how land is developed are happening in Falmouth, the community deserves transparency, not just a post-meeting realization. #Falmouth #Zoning https://meetingwatch.org/ma/falmouth/zoning-board-of-appeals/2026-08-06/
At the August 6th Zoning Board of Appeals meeting, two significant issues surfaced that highlight a lack of transparency regarding how our town is being developed. First, the board held a substantive discussion regarding recent changes to the zoning bylaws (effective July 9th). Board members described these changes to variance criteria as a "game changer" that could lead to an increase in buildable lots and potential litigation. Despite the high significance of this topic for every homeowner in Falmouth, this discussion was not included on the public agenda. Residents were denied the opportunity to understand how these new rules might affect their neighborhoods before the discussion took place. Second, the board addressed a variance application regarding bedroom counts and sewage flow for an unnamed applicant. This matter was also not listed on the public agenda. When the rules governing land use and property development are shifting, the public deserves timely and transparent notice. We cannot have meaningful civic engagement if the most impactful discussions are not part of the public agenda. https://meetingwatch.org/ma/falmouth/zoning-board-of-appeals/2026-08-06/ #MeetingWatch #FalmouthMA
