Longer-form draft.
At its July 16 meeting, the Amherst Planning Board held a work session on the Pond Rosa subdivision proposal. The discussion focused on road improvements along County Road and Upham Road that the applicant would fund, plus phasing, stormwater, clearing limits, and impact fees.

a speaker (Gordon) stated the road cannot sustain the development, the applicant cannot be trusted after prior clear-cutting, impact fees are too low, and the 10-foot easement is inadequate. Other members said the developer must pay all costs, a clearing plan with restoration surety is needed, and the town should not cover inspections or drainage work.

The board also determined no regional impact for a detached ADU at 113 Amherst Street and a 2-lot subdivision at 24 Panima Road. Both passed without opposition. Official minutes have not yet been posted. https://meetingwatch.org/nh/amherst/planning-board/2025-07-16/ #MeetingWatch #AmherstNH
