At the June 4 Planning Board meeting the two-lot subdivision on a 45-acre parcel was noticed only for a completeness review ahead of final approval. The board instead accepted the application as complete, granted waivers covering setbacks, wetlands, fiscal impact, traffic, hydrogeologic, and stormwater studies, then approved the plan while adding language that the approval applies solely to two lots.

This sequence exceeded the scope described in the agenda. Residents who reviewed the posted agenda would not have expected waiver requests or a final decision that day.

Separately, the board continued the 41-lot Bonda Rosa subdivision on County Road after several members voiced concerns about paving requirements, emergency access, and scattered development under state statute.
