Orono’s landscape is changing. At the April 15 Planning Board meeting, officials discussed significant upcoming shifts in how our town is built and zoned. Here is what you need to know about the decisions made and the challenges ahead. 🧵 #MeetingWatch #OronoME
First, the board approved the S-Class Homes subdivision at 76 Kelly Road. This development will introduce 15 units, including 14 new duplexes. This move brings us closer to the density concerns residents have been raising regarding neighborhood parking.
Speaking of parking: Residents expressed concerns that increased multi-unit developments—especially those housing students—will lead to more congestion. While the Board acknowledged these concerns, they offered no immediate policy changes or solutions.
Looking ahead, the Town Planner reported that Orono must rewrite land use ordinances by July 1, 2027, to meet new state housing density mandates. This will fundamentally change local zoning. We need to stay engaged as these new rules are drafted. https://meetingwatch.org/me/orono/planning-board/2026-04-15/
At the April 15 Planning Board meeting, several decisions were made that will directly impact Orono’s neighborhood character and future zoning. Most notably, the Board approved the S-Class Homes subdivision at 76 Kelly Road. This project will bring 15 new housing units to the area, consisting of 14 duplexes and an existing farmhouse. This decision comes amid ongoing community concerns regarding how increased density and multi-unit developments affect neighborhood parking congestion. While the Board acknowledged that parking and density are valid concerns for the long-term planning process, no immediate policy actions or concrete solutions were presented to address these issues. Residents are left waiting for clarity on how the town will manage the influx of vehicles that often accompanies higher-density housing. Looking toward the future, the Town Planner also briefed the Board on mandatory changes coming to our local laws. To comply with new state housing density legislation, Orono will be required to rewrite its land use ordinances by July 1, 2027. These changes will fundamentally alter how land can be used and how much density is allowed in our community. We will continue to monitor how the town approaches this rewrite. https://meetingwatch.org/me/orono/planning-board/2026-04-15/ #MeetingWatch #OronoME
