The Winchester Planning Board is currently weighing significant changes to our town bylaws that could fundamentally alter property development and land use. During the June 16th meeting, the board discussed moving from Gross Floor Area to a Floor Area Ratio (FAR) system to regulate building mass. 

There is currently no consensus on how this would be applied. Board members raised concerns that a uniform 0.5 FAR might be too restrictive for large lots in some districts while being too lenient in others. These changes, along with new standards for retaining wall heights, are still being refined. The hearing has been continued to July 7th to allow for more specific district-based evaluations.
