The Lexington Board of Appeals is easing parking requirements for downtown businesses. At their May 14 meeting, the Board unanimously approved a special permit for a new cafe at 7 Depot Square that includes zero on-site parking spaces. 🧵
The applicant, 22 Commune Inc. (dba Commune All Day Cafe), requested relief from the requirement to provide seven on-site parking spaces for their 35-seat restaurant. The Board granted the request, siding with arguments that downtown metered parking is sufficient.
In addition to the parking waiver, the Board also voted unanimously to waive the standard plot plan requirement for this project. This decision shifts the burden of parking from the business to the existing street infrastructure in the Central Business District.
At the May 14 Board of Appeals meeting, town officials made a significant decision regarding parking requirements in the Central Business District. The Board unanimously granted a special permit to 22 Commune Inc. (dba Commune All Day Cafe) to operate a 35-seat restaurant at 7 Depot Square with zero on-site parking spaces. Under current zoning, the business was required to provide seven on-site parking spaces. However, the Board granted relief from this requirement, following arguments that the existing metered and lot parking in the Depot Square area is sufficient to handle the demand. The Board also voted to waive the normal plot plan requirement for the application. While the Board engaged in questions regarding staffing and trash management to mitigate impacts, this decision sets a precedent for how parking requirements will be handled for future downtown developments. Residents should be aware that as more businesses move in without dedicated parking, the reliance on street parking in the downtown area will increase.
