Background

The Maple Street Mixed-Use Redevelopment proposal was first presented to the Planning Board on April 6, 2026, as a project by PMZ Realty Trust involving 30 new residential units including 6 affordable units, townhouses, and a retained historic home within a 40R overlay district.

At the April 6 meeting the board heard an initial presentation covering site layout, stormwater management, architectural design, zoning relief, environmental concerns, parking, access, snow storage, pedestrian access, project phasing, and traffic impact, after which neighbors raised concerns and the hearing was continued to May 12 to allow further technical review.

The May 12 meeting continued the public hearing on the request for special permits, waivers, and site plan review; the applicant sought additional time for third-party peer review completion, resulting in another continuance to May 26.

On June 9 the board again took up the special permit and site plan review application for 156 and 158 Maple Street; the applicant requested a further continuance after receiving late peer review comments the previous week, leading the board to continue the hearing to June 23.

Each continuance was granted to permit the applicant to address outstanding technical comments before any decision on the density, parking, and neighborhood character impacts of the 18 residential units, 12 townhouses, and mixed-use building.
