X thread
The 4/16 Burlington Planning Board meeting saw heavy tension over the proposed 17,044 sq ft expansion at 85 Wilmington Road. Residents turned out in force to voice concerns. Here is what you need to know. 🧵 #MeetingWatch #BurlingtonMA
The pushback was significant. Neighbors raised alarms about increased traffic safety risks at the Prouty/Wilmington Rd intersection, light pollution, noise, and the impact on the local sewer pumping station. One resident noted the build-out could cost 70 to 80 parking spaces.
There are also questions about the site itself. Residents pointed to the current neglectful state of the property and asked the Board to investigate the legality of "spot zoning" for this expansion. They argued that doubling a poorly managed site only doubles the problems.
The Board did not vote on the project. Instead, they committed to: ✅ A site walk of 85 Wilmington Rd ✅ A traffic study ✅ Reviewing accident data at Prouty/Wilmington ✅ Researching spot zoning claims Stay tuned as this continues on May 7th.

The April 16th Planning Board meeting was marked by intense community opposition regarding the proposed commercial expansion at 85 Wilmington Road. The plan to add over 17,000 square feet of space—including dining and indoor playgrounds—triggered a wave of testimony from concerned neighbors. Residents didn't hold back, citing specific fears regarding traffic safety at the intersection of Wilmington and Prouty Roads, increased noise and light pollution, and the strain on local infrastructure like the sewer pumping station. A major point of contention was the current state of the property; neighbors argued that expanding a site that is already poorly maintained will only exacerbate existing neighborhood issues. Furthermore, residents challenged the Board to investigate whether the current zoning constitutes illegal "spot zoning." In response to the high volume of public concern, the Board opted not to make a decision. Instead, they have tasked staff with conducting a site walk, reviewing accident data, and requesting a traffic study. The Board is also tasked with researching the legality of the zoning in question. The public hearing has been continued to the next meeting on May 7th, 2026. We will be watching to see if this research is thorough and if it actually addresses the specific safety and legal concerns raised by the community. https://meetingwatch.org/ma/burlington/planning-board/2026-04-16/ #MeetingWatch #BurlingtonMA
